Services We Offer

  • Innovative advertising on social media, and other online platforms, attracting prospective residents.
  • Negotiates contracts for all utilities and services except as otherwise paid by tenant(s).
  • Showing available units to prospective residents.
  • Application approvals require full nationwide criminal background checks, credit approval and eviction search.
  • Negotiate, prepare and execute all leases, including renewals, extensions of leases, lease cancelations and modifications.
  • Reconcile monthly utilities, receipts, fees, expenses and charges to Owner.
  • Collect all rents, pre-paid fees, pet deposit fees, late fees, utilities, reimbursement for resident caused damages, etc.
  • Prepare properties for new residents move in including cleaning, carpet cleaning and inspections.
  • Refund residents’ security deposits, and collect outstanding amounts owing.
  • Provide monthly owner statement, and annual statement for tax purposes via your Owner Portal.
  • Follow all Federal, State and Local Fair Housing Laws.
  • Executive Board Member with the Whitman County Landlord-Tenant Association and involved with ASWSU.
  • Periodic inspections of all properties for damages, maintenance and preventative needs.
  • Arranges all ordinary repairs, replacements and landscaping, under the terms of its Management Agreement with the owner.
  • Responds to emergency maintenance situations 24 hours a day.
  • Set rent pricing according to the local market.
