Animal Policies

Pets:
  • Select units only are pet friendly. There will be a pet deposit, (amount varies per unit), which is refundable.

  • There will also be pet rent: $30/mo per cat $50/mo per dog.


Companion Animals / Emotional Support Animals (ESA’s):
  • Companion/Emotional Support Animals are typically prescribed by a healthcare professional. Please contact the office for a Reasonable Accommodation Request.

Early Move Out

Are you moving out at midyear or before the lease end date? You can find a replacement resident as a Sublease (short term 2-3 months) or you can find an Assignment (permanent 3+ months). Please contact us we can help you find a replacement.

Lease Cancellation

Cancelling your lease is not permitted. You can find a replacement resident to fill your spot, however you are responsible for rent payments until a replacement can be found. Please contact us, we can help you find a replacement.

Maintenance

Emergency Maintenance: Uncontrollable water leaks (flooding), fire, no heat, no water, no electricity.

Maintenance Charges: You are not responsible for normal wear and tear maintenance items. However you are responsible for items “that otherwise could have been avoided”. Including, not limited to: clogged toilets & drains, jammed disposals, clogged dishwashers.
  • Rates are $45/hr (min. 1hr) plus tax during normal business hours: $67.50/hr (min. 1hr) plus tax after hours.

Rent

Rent is due on the 1st of every month and delinquent on the 2nd. A 10% late fee will be assessed on the 6th based on the account balance.

Payments can be made online via ACH, debit/credit cards (service fees apply), by logging in to your Resident Portal. Or in the office via check, money order, cashier’s check. Cash is not accepted.

Keys

Lockouts: You can contact HPM 24 hours a day for a lockout, fee is $75. Or you can contact a locksmith.

Lost a key: Please contact us immediately if you lost a key. A rekey will be $100 per lockset.

Unauthorized User Code: Recoding Fee is $100.

Move In Documents

Condition Checklist: The purpose of this document, is to allow you to record pre-existing damages, so you are not held accountable for those damages when you move out. A blank copy will be provided and signed at move in. Be very thorough and record any and all pre-existing damages to this document. It is also recommended that you take photos and provide those to the office as well. This document must be returned to the office within 48 hours.

Cleaner Return Request: If there are any areas that were missed or need additional cleaning, please return this document within 48 hours. We will contact the cleaning company to return to the unit.

Move Out Procedures

ALL keys (including mail, bedroom door, storage, miscellaneous keys, and garage door openers) must be returned to the office. Do NOT leave them in the unit. Cleaning: Clean thoroughly, please request a cleaning checklist and procedures for your convenience.

Final Accounting (deposit refunds): Will be processed and mailed within 21 days of the lease term date. For full turnovers, final accounting will be mailed to the Designated Lessee. For partial renewals, deposit refunds will be mailed to each vacating resident. Please provide forwarding addresses.

Utilities

Trash: Trash must be set up as soon as someone starts living in the unit. Contact Pullman Disposal at 509-334-1914.
Gas & Electricity: Gas & Electricity services must be set up effective the start date of your lease, and through the least day of your lease, regardless of move in/put dates.
Contact Avista at: For most units, Avista can provide usage history.
